Property summary
We are selling our fully registered French farm with land/large barn (The registration can be changed easily to a new owner. If farming is discontinued, it can be cancelled) - there is no charge for registration. The house is set in a private lane with only one other house on the road (a small cottage,and car port owned by an elderly British lady who has been very helpful to us.)
We are not that remote as there are supermarkets, medical facilities, vets, and schools are located at 5 miles in two separate towns, Chabanais and Roumazieres-Loubert. There is a variety of Lakes for free swimming/boating etc. Nearby English restaurant is adjacent to one of these lakes and often has live music throughout the year.
In our small village there is also an English-owned pub. There are no shops in the village but a visiting produce van stops by the house on Wednesdays and Fridays, with their own wonderful bread and other produce (milk, cheese, cakes, etc.)
Reason for sale: Now retired from farming, we are just looking to downsize; (we are now in our 70s).
There is planning permission for 2 houses to be constructed on the land.
As a result of the diagnostics on the property indicating a huge electric consumption, we changed to south side facing Solar panels on the side of the house, These were purchased by us from a nearby Diy store. This kind of solar panels operates through cloud cover as well as direct sun. This is currently feeding back into the grid but a separate battery can divert to fully run the house.
We have ceramic heating in the kitchen as an efficient and clean heating method. There is a chimney, cleaned and swept annually, certified in December 2023 to allow an open fire in the huge Lounge.
The house has a huge lounge and kitchen both 25 sq. Meters. White goods are built into the kitchen. (Washing machine and dishwasher). A 5-point Gas (bottle) hob/large electric oven )
The kitchen has a large, built-in walk-in larder, and many useful china cupboards.
Upstairs there are three huge bedrooms and two bathrooms (one adjoining a bedroom with ensuite and dressing room). One "bedroom" is currently being used as an office.
The house is 200 years old and also includes a completely separate part of the house (accessible from the main part of the house) for conversion. Currently only used for storage space. The roof has recently been renewed including the beams and all cemented in.
On the land, not included in field space, we have a large, half acre walled garden with a water and electric supply in a small shed, attached to the house but in the garden. This was used by us as a vegetable garden and for our large on-ground swimming pool. (Now dismantled)
To the side of this, we have a large gate leading to large off-road parking (hard standing area) for cars/caravans/etc) this driveway continues on to our very large barn with concrete floor and a high ceiling to reduce the summer heat.
We have a full diagnostic of the property done professionally. This included 48-hr mid-week sound check (cows moo-ing) but little else. There is a quarry nearby, that in the late 1990s reached the road but this was finished and was replaced with huge embankments and two small newly built houses at the end of the road (as yet unoccupied). The quarry now operates over 2.2 miles south and no noise was recorded in a 48 hr mid-week sound check (included in the diagnostics, a (necessary legal document on all facets of a property for sale) available on request). The diagnostics also revealed a large electrical usage. We paid attention to this, and as a result, installed the solar panels. This adaptation information was provided to Enerdis, (the controlling energy board) that has to register any gas/electrical changes to properties. Part of the house but divided by a locking door is a two-story unconverted part of the house that could provide a separate gite or more living space. This is currently used as a storage area and has direct access to the fields/animals. There are locking doors at the entrance to this area at both ends. the attic space is too low to allow for conversion but can be used as storage.
Directly opposite, on our road, we face a large hay barn and cow barn/fields belonging to our friendly French farmer-neighbour. Adjacent to the fields on the same side of the house is a small cottage - the only other house on the road. (Another British lady).
The land slopes slightly, to the top but there are three flat fields. There is a well with water suitable for animal consumption only. We kept pigs , turkeys, and chickens for the last 8 years. We also had a couple of cows and their calves that we bred) . The animals are all now all sold, except for a few pet geese and a stray rescue goat (who would like to stay!)-
There is also a small pond on the grazing land. Plucking machines and boiler remain in place in the barn. These can be removed if necessary.
There is planning permission to build two houses in the corner of one of the fields, adjacent to electrical and water points on the road.
Local shops and health centres, vets, etc. Are 5 miles equidistant to us at Roumazieres-Loubert and Chabanais respectively. Larger shopping centres at St. Junien and Angouleme are easily reached via the routes national. Please contact to arrange a viewing or for more information/pictures
