Located on the edges of a small village in the Narbonne/Mediterannean area of the South of France.
The Canal du Midi and the village of Le Somail is around 1km from the property. Uk readers will know it from visits of top chef Rick Stein and further from the Canal boat antics of Prunella Scales and husband Timothy West. Narbonne is 14km, Béziers 40km, Carcassonne 53km and the Mediterranean coast resorts of Narbonne Plage 32 km and Gruissan at 30km.
The nearby town of St Marcel Sur Aude at roughly 3km has all commerces including Intermarche and Aldi grocery stores, a Mr Bricollage (Diy) outlet as well as doctors offices, bank, garage, restaurants.
The property sits on approximately 1000m2 of closed gated grounds and divides into two parts, upper and lower, the two being completely separate. Up to ten years ago the house was run as a B&B/ Holiday appartments.
The first floor or upper part (the main house) comprises 2 main double bedrooms, one small single bedroom a large living room with fireplace, a bathroom, separate Wc, and two kitchens. (The reason for the two kitchens is that the previous owners both liked to cook but not share their kitchens!). One of these was previously an office and would easly convert back into an office or a small bedroom. In front of the villa is a large bricked paved parking area that will comfortable take four to five vehicles. The walled gardens are rather overgrown at present and need some cutting back. There are a couple of olive trees that bear olives (I have recolted a couple of kg in the past), and in front of the property is a large stunning Mimosa tree that flowers in february /march each year. There are also various flower beds dotted around.
The property is in need of some care and attention, mostly being cosmetic; in other words a good clean up of the gardens and some paint here and there. There is some pvc piping that needs to be replaced in the main house as well as a couple of areas of sofit in front of the property. The price of 395,000 euros takes this into account.
Touristy things to see and do include, the Canal du Midi (sailable, cyclable or walkable) Carcassonne, the Cathar Castles, the wine producing regions of the Minervois (just a few km away) and the Corbieres, Narbonne, Gruissan, the Mediterannean coast, Banyuls, Cerbère, Camargue etc etc, all within and hour or twos drive from the property.
Regional airports are to be found at Carcassonne 60km, Béziers 54km, Perpignan 75km, Montpellier 115km and Toulouse 154km.
